The studio
Studio standards
How PropBot Studio works, who is accountable, what we publish, what we refuse to claim, and what happens when we are wrong.
Purpose of this page. These are the conditions behind the work sold on this site: the audit, the build and the monthly management. They are published before you buy, not sent after you pay. Every section carries the same review date as the page, and that date changes only when the text changes.
Who we are and who answers
PropBot Studio is a real-estate technology studio operated by CodeAustral LLC. It audits and builds AI-assisted lead intake, CRM routing, showing, voice and approved property-data workflows for brokerages, property managers, developers, investors and proptech operators.
An engagement is run by one named lead. That person is stated in writing in your audit or build proposal and is reachable at hello@codeaustral.com for the duration of the work. Engineering is delivered by the CodeAustral team; the same person who scopes the work signs off the acceptance tests.
We do not publish a stock photo of a team we do not have, and we do not invent advisors. Where a specialist is needed (a licensed appraiser, a lawyer, a fair-housing reviewer), the engagement says so and the decision stays with that specialist, not with the studio.
Not a chatbot on paid support. A bot may answer a pre-sales question. Once you are a client, a person answers.
Fees, in public
The fee structure is published on the fee schedule. The three parts are:
| Part | What it is | Fee |
|---|---|---|
| Systems audit | Paid mapping of channels, owners, sources, consent rules and failure paths, ending in a written report. | Quoted in writing before it starts |
| Fixed-scope build | One proposal with deliverables, exclusions, acceptance tests and dates. | Quoted in writing before engineering starts |
| Management | Monitoring, corrections, exception review and a day-30 review. | $99/month (one workflow, up to 500 leads) $249/month (up to three workflows, 2,000 leads, voice, priority support) Enterprise volume: quoted |
Amounts are in US dollars. There is no free trial, no free build and no promotional price. We do not run discount campaigns, and the newsletter does not carry offers. If a fee changes, the fee schedule changes on the same day and the change is noted on this page.
Editorial policy
The articles, implementation guides and operation-record definitions on this site are editorial material. They are not a product, and they do not prove that a live integration exists. The following rules apply to all of them.
- Precision before persuasion. A guide states what a workflow requires, what it cannot do, and which decisions stay with a person. Where a claim cannot be verified, it is not published.
- Sources are named, or the gap is stated. Property facts, listing status, comparables and prices must come from an approved, current source. An unresolved field is presented as unresolved.
- No invented numbers. Hours, modules, seats, response times, conversion rates and savings are published only when the studio can point to the record behind them. A figure used to illustrate a product interface is labelled as sample data.
- Commercial independence. A guide does not rank a tool because of a commercial relationship. If the studio is paid to implement something, the guide says so rather than presenting it as neutral advice.
- AI is disclosed. Drafts may be assisted by language models. Facts, sources, calculations and final language are reviewed by a person. The model is never the source of truth for a property fact, a legal question or a financial figure.
- No regulatory cosplay. The studio is not a law firm, a brokerage, a lender, an appraiser or a financial adviser. Regulatory duties (fair housing, consent, automated calls, recording, licensing) are identified and referred, not absorbed.
- Review dates are honest. The date on a page changes when the text changes. It is not refreshed to simulate activity.
- Corrections are public. A material correction is recorded, dated and linked from the page it corrects.
Corrections policy
If a page is wrong, say so. Email hello@codeaustral.com with the URL and the sentence. You do not need to be a client.
- We acknowledge a correction request within five business days.
- A factual error is corrected on the page, with a dated note at the end of the section when the change is material.
- If we cannot verify a claim, we remove it rather than soften it. A claim that only becomes accurate after a conversation is not a published claim.
- If the error affected a paid deliverable, it is handled under the refund and acceptance terms below, not only as an editorial note.
- A correction is never made by quietly editing a page and leaving the review date untouched.
Refunds and cancellation
These terms apply to engagements commissioned through this site. They are written to match what the fee schedule states.
Systems audit
The audit fee is quoted in writing and is payable before the audit begins. Once the audit session has started, the fee is not refundable, because the deliverable is the analysis itself. If we cancel the audit before it starts, you are refunded in full. If the audit cannot be delivered because access you agreed to provide is not available, we tell you in writing before charging for a second attempt.
Fixed-scope build
Build fees are invoiced against milestones stated in the proposal. A milestone that has not started is not invoiced. If a delivered milestone fails an acceptance test written in the proposal, we correct it at no charge. If we cannot correct it within the agreed window, the fee for that milestone is refunded on request. Fees for milestones already accepted are not refundable.
Monthly management
Management is billed monthly in advance. Cancel with 30 days' written notice. Access and support continue to the end of the paid period; the month is not pro-rated. On cancellation you keep the code, documentation, configuration and accounts created for you. We do not hold your CRM, your data or your domains.
What is not covered
Third-party costs are not included and are not refundable by us: CRM or MLS licences, messaging and telephony charges, model or API usage, advertising spend. Changes in a provider's pricing or API access are not a defect in the build.
How to ask
Write to hello@codeaustral.com with the invoice or milestone reference. We answer within five business days with a decision in writing.
Privacy, data and cookies
The privacy policy explains what is collected, why, and how to exercise access and deletion rights. The cookie policy lists the categories.
The site uses a consent bar with three optional categories: analytics, marketing and functionality. They are on by default, matching the reference behaviour, and you can turn each one off. Consent is stored in the propbot_consent_v1 cookie with a version and a timestamp, and is applied to Google Consent Mode v2. Scripts are not hard-blocked; the stored refusal is what changes the signal. You can reopen the bar from “Cookie preferences” in the footer of any page.
Client work is different from site analytics. A build only receives the data sources, permissions and retention rules named in its proposal, and you own the accounts.
What we do not do
- We do not sell a self-serve platform, a free trial or a template you switch on.
- We do not promise a lead volume, a conversion rate or a revenue outcome. We promise a system that meets written acceptance tests.
- We do not provide legal, tax, valuation, financing or investment advice, or fair-housing determinations.
- We do not ingest property data without a licence, and we do not present a sandbox as a live integration.
- We do not use client data to train a public model.

Email hello@codeaustral.com for engagements, corrections and data requests. WhatsApp: +55 48 99986-5474. Languages: English, Spanish and Portuguese. Written requests are answered by a person.
To start an engagement, use the application form. It asks for the channels, tools and owners we need in order to scope a paid audit.
