Inputs stay sourced
Property facts, availability and status must come from a current approved source. Missing information stays unresolved and is shown as unresolved, not guessed.
PropBot Studio, also called PropBot, works with one real-estate team at a time. Engagements begin with a paid audit of your lead intake, CRM, calendar and property data. We then build the system the audit specifies, with a named owner for every handoff, and manage it for a monthly fee from $99. There is no self-serve platform, no free trial and no demo that replaces the paid work.

Direct answer
PropBot Studio, also called PropBot, is a real-estate technology studio. It audits and builds AI-assisted lead intake, CRM routing, showing, voice and approved property-data workflows for brokerages, property managers, developers and proptech operators. It is not a self-serve platform: you cannot sign up and switch a system on. Work is commissioned as a paid engagement — an audit, a fixed-scope build, then optional monthly management from $99. A public sandbox shows the method; it does not include your tools, your data or a production connection.
Property facts, availability and status must come from a current approved source. Missing information stays unresolved and is shown as unresolved, not guessed.
Automated intake, routing and reminders carry a named owner, an exception path, a consent record and a stop condition. Every automated action is logged.
CRM, calendar, messaging and property-data connections depend on available APIs, credentials, permissions and licensing. We confirm access before promising a connection.

What we build
Each system is scoped against your current channels, CRM, calendar and property data. None of them is a template you buy and switch on: each is built, tested against agreed acceptance criteria, documented and handed over with a named owner.
Chat intake that asks only for the facts you approve, records where each answer came from, and hands the conversation to a named person. What it can answer depends on your property feed, calendar and messaging channel.
Normalized lead records, routing rules and follow-up with visible ownership, built on the CRM you already pay for. We map fields and exceptions; we do not replace your database inside a management fee.
Review workflows that keep assumptions, calculations and specialist sign-off separate and attributable. The system supports a decision; it does not produce valuations, projections or investment advice.
Pipelines over listing and price data where your team holds the feed, the licence and the permissions. Freshness and source are stated on every record; unlicensed data is not ingested.
Inbound call intake with a disclosure before anything else, consent capture, qualification and a defined escalation window. Call recording and automated-call rules differ by jurisdiction and are reviewed before launch.
APIs, feeds and webhooks between CRM, calendar, messaging and property data, subject to access, credentials and licensing. Access is verified during the audit, before any connection appears in a proposal.
Fees
Three paid steps. The audit and the build are quoted in writing before they start, so you know the number before the work. Management is published, monthly, and can be cancelled.
Step one
Systems audit
A paid, fixed audit of channels, owners, data sources, consent rules and failure paths. You receive a written report and a list of what can and cannot be automated. Quoted per engagement before it begins; the report is yours to keep.
Step two
Fixed-scope build
One proposal with deliverables, exclusions, acceptance tests and a delivery date. Approved in writing before engineering starts. Scope changes are priced before they are built, not after.
Step three
Management from $99/month
$99/month for one workflow and up to 500 leads a month. $249/month for up to three workflows and 2,000 leads a month, including voice and priority support. Enterprise volume is quoted. Billed monthly, cancellable with 30 days' notice.
No free trial. No free build. The public sandbox, the implementation guides and the newsletter are free; the systems are not. Read the full fee schedule and conditions, or read the refund policy.
Public sandbox
Three samples show the intake, scheduling and reporting patterns we build. They run on invented data, do not touch a live MLS, CRM or calendar, and are not the paid deliverable. No account is needed to open them.
Eight test prompts and a downloadable scorecard covering source limits, privacy, unsupported actions and handoff quality.

How an engagement runs
The first step is paid and fixed. You see the findings before any build is quoted, and nothing is built on a scope you have not read.
Paid, quoted in writing. We map your channels, owners, sources, consent rules and failure paths, then say plainly what can be automated and what cannot. You keep the written audit whether or not we build.
One proposal: deliverables, exclusions, acceptance tests, dates and the fee. You approve it in writing before engineering starts. A change in scope is priced before it is built.
Engineering against the acceptance tests, with staging access, documentation, and a rollback plan for every production change. A short written status each week, not a live dashboard you have to interpret.
Optional monthly management from $99: monitoring, corrections, exception review and a written review at day 30 where you keep, change or cancel. A person reads the answer; there is no bot on paid support.
FAQ
How the engagement works, what it costs, what is free and what is not. If a question is missing, email hello@codeaustral.com and it gets answered here.
With a paid systems audit, quoted in writing before it begins. It covers your channels, CRM, calendar, property data, consent rules and the people who own each handoff. It ends with a written report and, if the work makes sense, a fixed-scope build proposal. Request an audit.
Yes, where the system offers an approved API or feed and your team holds the credentials, permissions and licensing. We verify that access during the audit and write down what we found. If a connection is not permitted, we say so before it appears in a proposal.
English, Spanish and Portuguese flows can be scoped and tested. Coverage depends on the channels you use, the source content, the escalation team and the review criteria. A translation that nobody on your team can check is not accepted as done.
Consent and auditability are part of the build: opt-in records, stop and unsubscribe handling, rate limits, recording and disclosure rules where they apply, and logs you can read. You own your data and your accounts. Messaging, automated-call, recording and fair-housing rules vary by jurisdiction and are reviewed with you rather than assumed.
The audit and the build are quoted per engagement in writing. Management is $99/month for one workflow and up to 500 leads a month, or $249/month for up to three workflows and 2,000 leads, voice and priority support. Enterprise volume is quoted. All fees are on the fee schedule; the numbers are public before you talk to us.
No. The chatbot, voice and dashboard samples are public sandboxes on invented data: they show the method, they do not run your tools, and they are not the paid deliverable. The audit is the first paid step. Articles, implementation guides and the newsletter are free.
Yes. Monthly management covers monitoring, corrections, exception review and new automations within the agreed scope. Larger changes are quoted as a new fixed-scope piece. You can cancel with 30 days' written notice and keep the code, documentation and accounts created for you.
A build milestone that has not started is not invoiced. Management is billed monthly in advance and is not pro-rated when you cancel mid-month; access continues to the end of the paid period. If a delivered item fails its agreed acceptance test, we fix it at no charge. The full terms are in the refund policy.
Implementation library
Six free guides set out the decisions an engagement has to make: where a lead enters, who owns it, which property source is authoritative, and where a person must step in. They are written documentation, not a product you can switch on.
Qualification, property questions and agent handoff.
Normalized lead data, routing and visible ownership.
Approved availability, confirmations and exceptions.
Inbound intake, disclosure and human escalation.
Source-aware listing records and freshness controls.
Consent, stop conditions and relevant context.
Operational records
Eight definitions cover inquiry source, contact permission, qualification, property evidence, showing requests, CRM ownership, human escalation and follow-up stop conditions. They are the record types we expect a build to produce, published so you can check the work.
"An automated handoff is only as good as the record behind it. If the next person cannot see what happened and who owns it, the system is not finished."

Contact
Describe the channels, the tools and who owns the handoff today. We reply with either an audit scope and its fee, or a plain no if the work is not a fit. Applications are read by a person.
Prefer a structured request? The application form asks for the channels, tools and owners we need to scope an audit.
The studio
PropBot Studio is operated by CodeAustral LLC. The engagement lead is named in your build proposal. Our editorial, corrections, refund and contact policies are published, dated and open to correction.
